That’s why we follow a structured Design and Construct process.

Instead of rushing to quote, we guide you through a structured, paid planning stage that allows your project to be properly designed, documented and costed before construction begins.

This means:

  • You receive early guidance and realistic cost direction

  • Your design is developed with budget, buildability and longevity in mind

  • Pricing is prepared once the scope is clearly defined

  • Your fixed price reflects real decisions, not assumptions

This approach protects your budget, reduces variations and creates a smoother construction phase.

Stage 1 – Design & Planning

1. Enquiry & Initial Connection

Every great project begins with a conversation.

When you get in touch, we’ll schedule a Discovery Call to understand:

  • your vision

  • your budget

  • the scope of your renovation or new build

  • your timeframes

  • whether your home (or future home) aligns with the heritage-focused work we specialise in

If we’re a good fit, the next step is an on-site consultation where we visit the home, assess feasibility, and begin shaping early ideas. At this stage, we provide guidance and feasibility advice rather than pricing, to ensure your project is suitable to progress into design.

2. Design & Pre-Construction Contract

This is where your project is properly defined and costed.

Our Pre-Construction Contract covers all planning, design development, documentation and research needed to create a highly accurate, fixed-price build proposal. This stage is a paid engagement and forms the foundation for your fixed-price build proposal.

What we complete during this stage:

  • Concept plans + functional layout development

  • Detailed measurements

  • Engineering & approvals (if required)

  • Heritage-sensitive design solutions

  • Early selections (appliances, fixtures, key materials)

  • Trade input + supplier coordination

  • Full scope definition and costing data

We work closely with our designer, our trusted local suppliers, and you, ensuring everything is aligned before we move forward.

You’ll receive:
✔ fully detailed construction-ready plans
✔ a selections schedule
✔ all engineering and required approvals
✔ your fixed-price build proposal

Stage 2 – Construction

3. Construction Contract

Once your plans, documentation, and quote are finalised, we move into a Construction Contract.

This is when your build is officially scheduled and prepared to begin. All decisions made in the pre-construction stage are locked in, reducing surprises and creating a seamless start on site.

4. Construction

Where craftsmanship meets care.

James manages your build personally, ensuring every detail reflects the heritage, quality and functionality you expect from a Hill House home.

During construction, we focus on:

  • clean, organised, respectful worksites

  • consistent communication

  • accurate project management

  • quality workmanship delivered without compromise

  • working with trusted local trades

You’ll receive regular updates and plenty of opportunities to ask questions, without ever feeling left in the dark.

5. Completion & Handover

When the build is complete, we take the time to ensure every detail is right.

Your handover includes:

  • a full quality inspection

  • a guided walkthrough with James

  • certificates, warranties & compliance documents

  • care instructions for your new materials and finishes

  • a handover pack unique to your home

This moment is one we take genuine pride in.

6. Aftercare & Ongoing Support
