Q: Do you provide fixed-price quotes?

A: Yes — we offer detailed, fixed-price quotes outlining your inclusions, exclusions, and allowances. This gives you confidence from the outset and helps avoid unexpected costs.

Q: How do I start the process with Hill House Design & Construct?

A: Book an initial chat through our contact form. We’ll discuss your vision, review your site or existing home, talk through your budget, and outline the next steps. If we’re the right fit, we move into the design and planning stage.

Q: Do you work outside of Toowoomba?

A: Yes. We’re based in Toowoomba and generally work within a 1–1.5 hour radius — including nearby townships, rural properties, and surrounding communities. If you’re unsure whether your location is included, feel free to ask. We’re always happy to check.

Planning & Design

Q: Can I live in my home during a renovation?

A: Sometimes. For small or non-structural projects, staying on site may be possible. Larger structural renovations typically require temporary accommodation. We’ll give clear guidance based on your specific project.

Q: How long does the design process take?

A: Depending on complexity, design can take from a few weeks to several months. This includes concept development, selections, engineering, and approvals — especially in Queenslanders and older homes, where hidden issues can appear once walls or floors are opened.

Q: Can you help with design and layout changes?

A: We work closely with our in-house designer and trusted engineers to bring your ideas to life. If you already have a designer, we can review your plans to make sure everything is practical, cost-aligned, and build-ready.

Q: Do you help with selections, finishes, and interior choices?

A: Yes — we support you through the selections process, but we’re not interior designers. Our role is to help you make informed choices, stay within budget, and ensure everything you select works with the build. We attend key selection meetings, coordinate with suppliers, and double-check details like colours, quantities, product codes, and lead times so nothing is missed. If you’d like full interior design or styling support, we’re happy to collaborate with your designer or recommend trusted local designers we work well with.

Q: Do you offer design-only services?

A: We use a Design + Construct process, which means all projects begin with our in-house design team. This keeps your plans aligned with budget, buildability, and the character of your home. Because of this, we offer design as part of the full project journey rather than as a standalone service. If you already have plans, we’re happy to review them and make sure they’re suitable for construction.

Q: How long will my project take?

A: Timeframes vary depending on project type, design complexity, approval requirements, and material availability. We provide an estimated schedule upfront and keep you updated throughout construction.

Q: Do you liaise with council during the approval process?

A: Yes. We handle approvals, including heritage considerations and relevant overlays, and liaise with council or private certifiers on your behalf.

Q: Can you knock down my existing home and build a new one?

A: Yes — where suitable for your site and budget, we can manage a full knockdown–rebuild from demolition to handover.

Q: How can I keep track of my build?

A: We provide regular updates through scheduled communication — emails, check-ins, and onsite meetings. For more detailed projects, we can also use shared tracking tools so you always know what stage your build is at.

Q: What happens if unexpected issues arise during construction?

A: We approach challenges with transparency and solutions-focused communication. Whether it’s hidden damage in an older home or site constraints on a new build, we’ll talk you through your options and next steps.

Q: How do you manage site cleanliness and safety?

A: Site safety is non-negotiable. We keep our sites tidy, organised, and secure, and follow strict safety protocols. We ask homeowners to avoid active work zones for their safety — especially children and pets.

Q: Will I have direct contact with the builder during my project?

A: Yes. You’ll work directly with James throughout your build — on site, in meetings, and during key decision moments. We keep our workload intentionally small so communication stays clear, personal, and consistent from start to finish.

Costs & Payments

Q: What’s included in my contract price — and what isn’t?

A: Your contract and inclusions list outline exactly what’s included — typically building works, fixtures, fittings, and agreed allowances. External items like landscaping, driveways, and window furnishings are usually excluded unless specified.

Q: How do payments work?

A: Payments follow progress stages aligned with construction milestones, as detailed in your contract. You only pay for work that’s been completed.

Q: What if my budget changes during the project?

A: If variations are needed, we’ll discuss options, provide costings, and seek your written approval before any work proceeds.

Q: How accurate are your quotes, and how do you prevent cost blowouts?

A: We take the time to scope your project properly before quoting, so your fixed-price contract reflects real, researched numbers. We work closely with designers, engineers, and suppliers to minimise surprises. If anything unexpected does come up, we communicate openly and talk through the options before proceeding.

Q: Do you use energy-efficient building materials and methods?

A: Yes. We incorporate energy-conscious materials and design principles wherever possible — including high-performance insulation, passive design strategies, and double-glazed windows where suitable.

Q: Can you improve the energy efficiency of my Queenslander?

A: Definitely. We can upgrade insulation, seal gaps, improve ventilation, replace or restore windows and doors, and modernise services — all while preserving your home’s character.

Q: Do you offer sustainable or eco-conscious design options?
