At Hill House, we follow a design-first process. During the design and pre-construction stage we resolve the layout, engineering, key selections, and scope of work before pricing is prepared. This allows us to provide a fixed-price proposal based on real decisions rather than assumptions, giving you far greater clarity around cost before construction begins.
Q: Why is the design and planning stage a paid engagement?
A: Designing and preparing a project for construction involves significant professional work. During this stage we develop the design, coordinate engineering, review selections, and work with trades and suppliers to define the full scope of the project.
This planning stage ensures your project is properly documented and costed before construction begins. The result is a far more accurate fixed-price proposal and a smoother construction phase with fewer surprises.
Q: Can I live in my home during a renovation?
A: Sometimes. For small or non-structural projects, staying on site may be possible. Larger structural renovations typically require temporary accommodation. We advise early so you can plan accordingly.
Q: How long does the design process take?
A: Depending on scope and complexity, the design and planning stage typically takes around 3–5 months. This stage includes concept resolution, selections, engineering input and approvals. Proper documentation at this stage prevents costly variations later.
Q: Can you help with design and layout changes?
A: We work closely with our in-house designer and trusted engineers to bring your ideas to life. If you already have a designer, we can review your plans to make sure everything is practical, cost-aligned, and build-ready.
Q: Do you help with selections, finishes, and interior choices?
A: Yes. We guide selections to ensure alignment with budget, buildability and lead times. We are not interior designers, but we coordinate key suppliers and review all product specifications before ordering. If full interior design is required, we collaborate with trusted professionals.
Q: Do you offer design-only services?
A: We use a Design + Construct process, which means all projects begin with our in-house design team. This keeps your plans aligned with budget, buildability, and the character of your home. Because of this, we offer design as part of the full project journey rather than as a standalone service. If you already have plans, we’re happy to review them and make sure they’re suitable for construction.
Construction & Process
Q: How long will my project take?
A: Timeframes vary depending on project type, design complexity, approval requirements, and material availability. We provide an estimated schedule upfront and keep you updated throughout construction.
Q: Do you liaise with council during the approval process?
A: Yes. We handle approvals, including heritage considerations and relevant overlays, and liaise with council or private certifiers on your behalf.
Q: Can you knock down my existing home and build a new one?
A: Yes. where suitable for your site and budget, we can manage a full knockdown–rebuild from demolition to handover.
Q: How can I keep track of my build?
A: We maintain regular communication throughout the build, including scheduled site meetings, milestone updates, and direct contact with the builder. Because we limit the number of projects we take on, communication remains clear and personal throughout the project.
Q: What happens if unexpected issues arise during construction?
A: Because we invest significant time resolving design, engineering and selections before construction begins, unexpected issues are less common.

A: Your contract and inclusions list outline exactly what’s included — typically building works, fixtures, fittings, and agreed allowances. External items like landscaping, driveways, and window furnishings are usually excluded unless specified.
Q: How do payments work?
A: Payments follow progress stages aligned with construction milestones, as detailed in your contract. You only pay for work that’s been completed.
Q: What if my budget changes during the project?
A: If variations are needed, we’ll discuss options, provide costings, and seek your written approval before any work proceeds.
Q: How accurate are your quotes, and how do you prevent cost blowouts?
